One important distinction: most institutional and agency lenders (CMBS, Fannie Mae, Freddie Mac, and life-company loans) require a PCA stamped by a licensed engineer or architect. Do you assess lab and life-science buildings? +
Yes. We assess the base building and its systems, structure, envelope, roofing, HVAC capacity and condition, electrical capacity, plumbing, and fire-life safety, which is where a lab or R&D building carries much of its value and risk. What sits outside a standard PCA is the tenant's specialized process equipment: fume hoods, vivarium systems, clean-room process, and similar. If your diligence needs those evaluated too, we'll tell you upfront and scope it or point you to the right specialist, so nothing important gets assumed either way.
Does my San Diego building need seismic retrofitting? +
It depends on the building.
