The Base Layer Platform

Human-led. AI-guided. Built in-house.

Legacy consulting firms walk a building with a clipboard, then spend weeks writing the report. We built our own platform instead: a voice-driven audit engine that captures, prices, and documents every finding on-site, and a full CMMS that runs our fractional clients' facilities after the audit. This page is how the work actually gets done.

Why we built our own software

The bottleneck in facility due diligence has never been the inspection — it's everything after it. Findings scribbled in notebooks, photos lost in camera rolls, reports assembled by hand over two or three weeks while your diligence window burns. We engineered the Base Layer Platform to delete that bottleneck: every finding is captured, photographed, priced, and structured while we're still standing in the building. The result is a lender-ready report in days, not weeks — without sacrificing a single inspection point.

The Audit Engine

Every Base Layer audit — pre-lease, facility, or M&A — runs through the same engine. It scales from a rapid Go/No-Go sweep to a full item-by-item forensic assessment, and it's built so the inspector's hands stay on the diagnostics, not a clipboard.

Capture
Speak. Photograph. Price.
Findings are spoken aloud and recorded per item, photos attach directly to each inspection point, and every deficiency gets a hard-dollar estimate the moment it's found.
Verify
350+ Points, Nothing Skipped
Site & grounds, envelope, structure, roofing, HVAC, electrical, plumbing, fire systems, egress, ADA — every item gets an explicit Pass, Flag, Fail, or N/A. No "we sampled a few units."
Verdict
GO / CONDITIONAL / NO-GO
Findings roll up into a total capital exposure figure and a clear executive verdict — the answer your deal desk actually needs, not a stack of observations.
Base Layer Platform audit setup screen showing Go/No-Go and Full PCA audit types and guided inspection mode
Scoped to the deal. Rapid Go/No-Go or full item-by-item assessment, with a guided mode that coaches every section of the inspection.
390-point building and infrastructure audit checklist with pass, flag, fail buttons and per-item photo capture
The full checklist. Every system, every point, every photo — captured and statused in real time on-site.
Review and finalize screen showing total capital exposure, failed and conditional counts, and overall GO, CONDITIONAL, or NO-GO verdict
The number, not a notebook. Before the report generates, every finding is reviewed, priced, and rolled into total capital exposure with an overall verdict.

From field data to lender-ready report

01
Inspect & Capture On-Site
A veteran facility executive works the full checklist with thermal imaging and diagnostics, speaking findings and photographing deficiencies as they're found. A full forensic inspection takes under three hours on-site.
02
Review & Price Every Finding
Each deficiency gets a severity classification and a hard-dollar figure. The platform totals capital exposure, splits it across immediate, short-term, and long-term horizons, and supports the executive GO / CONDITIONAL / NO-GO call.
03
AI Assembles. A Human Approves.
The AI synthesizes the recorded findings into an executive brief and full report structure — and it is constrained to the inspector's data only. It will not invent issues or numbers. Every report is human-reviewed before it ships.
Executive brief generation screen with AI-written summary and refine-with-AI controls
AI on a leash. The brief is generated from recorded findings only — refine the tone, never the facts.
PDF report executive summary page with move-in cost, total exposure, pass rate, and cost per square foot
Built for the board. Verdict, total exposure, move-in cost, pass rate, and cost per square foot — on page one.
PDF capital forecast page showing cumulative 1, 3, and 5 year capital requirements and exposure by system
The capital forecast. 1-, 3-, and 5-year cumulative requirements, CapEx by horizon, and exposure by system — the exact format underwriting and lease negotiation need. Every report closes with system-by-system findings tables and full photographic documentation.

The CMMS behind Fractional Facility Leadership

The audit is day one. For fractional clients, the platform keeps running: a full multi-site maintenance management system that your whole team interacts with — without learning new software.

Intake
Email-to-Ticket
Your team emails a dedicated address and a ticket opens automatically in the work queue. No logins, no training, no "who do I tell about the leak?"
Triage
AI Triage, Safety First
Every ticket is classified by trade, priority, and impact — with immediate "do this first" safety steps generated before a vendor is even dispatched.
Predict
Foresight Risk Engine
The platform reads your facility's own data and flags risks before they become failures: overdue inspections, clustering symptoms, expiring warranties.
Prevent
PM Scheduling
Preventative maintenance schedules generate work orders automatically — the discipline that ends the premium-emergency-rate cycle.
Track
Assets, Equipment & Warranties
Every asset registered with value, depreciation, and warranty dates — with alerts before coverage lapses, not after the invoice arrives.
Command
Natural-Language Assistant
Work orders, PM, inventory, and vendors managed conversationally — and the assistant always confirms before changing anything.
Foresight dashboard showing AI-predicted facility risks with priority levels and create work order actions
Foresight. Predicted risks from your facility's own data — reviewed and actioned before they become failures.
Work queue triage screen with AI classification, safety-first steps, priority and impact settings, and vendor recommendation
Triage with judgment. AI classification plus immediate safety steps — then a human releases it to the right trade.

Security is part of the architecture

The platform is multi-tenant with strict per-client isolation — your organization sees only its own facilities, tickets, and data. Access is role-based, every session is monitored with a full administrative audit trail, and personally identifiable information is masked by default in admin views. Reports are confidential and prepared solely for the named recipient. This is the same zero-tolerance operational standard we bring from MARSEC-level secure facility work.

Frequently Asked Questions

Is the Base Layer Platform for sale? +
No. We built it in-house, and it is used exclusively to deliver Base Layer FM engagements. Audit clients receive its outputs — the lender-ready reports, capital forecasts, and photographic documentation. Fractional facility clients work inside it daily: their teams submit tickets by email, track work orders, and see their facility data in their own client dashboard. Learn more: Fractional Facility Leadership →
Does the AI write the audit findings? +
No. A veteran facility executive inspects every point, records every finding, and prices every liability. The AI's job is assembly and formatting: it synthesizes the recorded findings into the executive brief and report structure, and it is explicitly constrained to your inspector's data — it will not invent issues or numbers. Every report is human-reviewed before it leaves the platform. Meet the operator behind it: About Base Layer FM →
What do I actually receive as a client? +
Audit clients receive a branded, lender-ready PDF: executive summary with verdict, total capital exposure, cost per square foot, a 1-, 3-, and 5-year capital forecast, system-by-system findings with itemized dollar figures, and photographic documentation of every deficiency. Fractional clients additionally get a live operations view: work order tracking, preventative maintenance schedules, asset and warranty registers, and an email address their whole team can send issues to.
